Buying a house involves lots of little details (in addition to all the big details!) that are easy to overlook. Especially in all the excitement of searching for your "dream house"!
Let's face it, for most people this is the biggest purchase they'll ever make (and you can't do it with some cheap cash advance that's for sure). And it is hard to juggle all the emotions involved (Is this the right house? ... Can we afford it? ... Is it in good condition?) AND all the details (Reading the inspection report ... negotiating with the home seller ... signing all the mortgage paperwork, etc). That's exactly where a good realtor comes in handy!
So, it really is a good idea to find a good real estate agent to help you when buying a house!
When we started house hunting, the market was so "crazy" that we needed realtors to focus on the little details - while we needed to make a fast decision on each house we visited...or it would be gone in a few days (or in some cases, a few hours!!!)
The right realtor makes a big difference. So when deciding on a realtor:
- Take your time...
- Ask lots of questions...
- And make sure you feel comfortable with any realtor before "hiring" them to work with you.
Unfortunately for us, after a few weeks our realtors took a "Working vacation" during the time we were house hunting - they came with us when we visited homes, and provided us with some general advice. But they missed some big stuff (mistakes that ended up costing us several thousands of dollars) when we finally bought our house (I'll admit, we were very picky, and looked at a LOT of homes before we found the right one).
The house buying process can take several months, and many visits to houses to find the right one, so you should find a real estate agent who will work hard FOR you, and who will work well WITH you.
In the end it all worked out. And we bought the home we really wanted! But our realtors sure didn't help much in the end. I guess they figured they had worked hard enough, and deserved a paycheck without doing any more work. It shouldn't have to be that way for any new homebuyers!
